That said, actual costs vary significantly depending on the maximum property cap of your plan, which OTAs are supported, and whether PMS (property management system) integration is included—so it’s worth getting quotes from several providers before deciding.

Some services offer free setup, while others charge an initial fee that can run into the tens of thousands of yen. Even when your own staff handle the setup, tasks like configuring API connections with each OTA, mapping room types, and linking rate plans all take real work-hours. The legal basis under which you operate your rental determines which OTAs you can use and what listing restrictions apply. Properties registered under the Private Lodging Business Act (Japan’s so-called “minpaku law”) are capped at a maximum of 180 operating days per year, and syncing this day-count management with your channel manager’s calendar becomes a genuine operational challenge. Properties licensed as simple lodgings under the Hotel Business Act have no such day limit, but must meet separate requirements, such as fire safety equipment standards under the Fire Service Act.
