How much is the management fee?
We propose an original rate based on your situation and how responsibilities are divided. Please feel free to consult with us.
I'm already outsourcing management to another company — is switching a hassle?
We make it as smooth as possible. All the practical transition work — handing over OTA account details (Airbnb, etc.), changing cleaning companies, checking supplies — is led entirely by us. We migrate in the shortest possible time, avoiding trouble, without troubling you.
Are there lock-in periods or cancellation penalties?
We impose no unfair lock-ins. The terms are clearly explained in advance and the contract is signed on what's agreed. Rest assured, there are no exorbitant penalty clauses designed to unfairly bind you.
How far across Hokkaido do you serve?
We serve all of Hokkaido, including Sapporo, Otaru, Hakodate, Furano and Niseko. Beyond management tasks like messaging and reservation handling, we also provide on-site support such as cleaning and emergency call-outs.
If I hand everything over, do I really "do nothing"?
Yes — with the full-support plan, you can hand it all over. Your only tasks are checking the detailed monthly report, confirming deposits to your account, and reviewing payment invoices. We take full responsibility for resolving guest emergencies and complaints as well.
How are the monthly financial reports delivered?
We create a dedicated report through fully transparent accounting. Every month we produce a report that clearly lists revenue, platform fees, cleaning costs, utilities, and our management fee. There are no "expenses you can't account for."
Can I hire you even if I live outside Hokkaido?
Absolutely. Regardless of where you live, we handle your Hokkaido property end to end. Communication is completed online, and our team takes care of all on-site support, cleaning and issue response.
Can you handle winter operations (snow removal, heating management, etc.)?
Yes — we handle Hokkaido's unique winter operations too. From snow-removal arrangements, heating and pipe-freeze prevention, and winter guidance for guests, to seasonal supply management, our local staff take care of it. We don't let winter slip by — we maximize the peak-season revenue opportunity.
